Prob. due to different classes of building (and/or size: generally, bigger = cheaper psf / psm) ... old v new construction, etc. It&#039;s on the &#039;fringes&#039; of each group where the &#039;bargains&#039; most likely lie.</description>

That&#039;s a quick way to break down these listings- good tool!  Are the two categories of price points based on the location to the CBD?  

As I remember Melbourne is not spread out at all, especially compared to Sydney.

Or, I might just take the &#039;lazy man&#039;s way to property riches&#039; [I think I will trademark this!] and assume that lot&#039;s of other smart people are doing (b), so I only need to do (a) and find a cheap one I like! ;)</description>

b) A good deal for you (when you run the numbers to work on cash flow)

Funny how the real estate books I have been reading skim over (b), but don&#039;t really touch (a) at all.
