I differentiate between real-estate as an INVESTMENT (buy/hold/manage debt leves) from real-estate as a BUSINESS (buy/sell) ... this holds true for many classes of &#039;investments&#039; (e.g. buying/holding stocks v trading/options).</description>

I agree with you entirely about starting and running businesses to keep your cash flow running because when they work well they throw off good cash flow from trading , trading ,trading in whatever the business does. I have seen people get wealthy in property but most of them do have a buy and sell strategy AND they keep a really close eye on their debt levels.
When an entrepreneur is working in real estate they can find themselves up against a very large corporate (called the bank) who are trying to make their wealth from interest returns off the high borrowings. As a result the bank can push for more and more debt and as long as you keep paying the interest, they never want you to pay back the principal. WHY? Because their interest returns would go down!</description>
